I created RealVal for my own personal use. I decided I needed a tool to analyze potential rental property investments. I wanted to be able to quickly compare one property to another and to compare rental property investments to other non-real estate investments. My goal was to find a software application that would help me pick a property with the highest rate of return and the lowest investment risk. Specifically, I wanted a way to accurately forecast future income and expense. I didnt want to use a software application that assumed that income increased by some flat percentage per year or that the annual expense was some percentage of income. I wanted software that would forecast these items while taking into account the uncertainties of the real world (for a detailed example visit our differences page). After months of searching for suitable software with no success, I determined that there was nothing available that would satisfy my requirements. Thats when I decided to develop RealVal. I believe that RealVal captures and models the significant factors that can have a major impact on the rental propertys rate of return and consequently its investment desirability. It removes the guess work when trying to decide if a particular property is the right investment.
